What is an Energy Efficiency Certificate?
An Energy Efficiency Certificate or energy certificate is an official document drawn up by a competent professional which contains objective information about the energy-related characteristics of a property.
What is the format like?
An Energy Efficiency Certificate contains the following information:
1.- Identification of the building or, if applicable, the relevant section of a building
2.- Identification of the procedure chosen to obtain the energy rating of a building (general option, computer programme, or simplified option) including the following information:
- Description of the energy characteristics of the building, thermal envelope, normal functioning and occupancy conditions, systems and other information used to obtain the energy rating of a building.
- Identification of the legislation regarding energy savings and efficiency in force when the building was built (if applicable)
- Description of the energy characteristics of the building: thermal envelope, technical systems, comfort conditions, normal functioning and occupancy conditions and other information used.
3.- Energy efficiency rating of the building stated by means of an energy label
4.- Document which compiles the measures recommended by the certifying technician, classified according to their technical, functional and economic viability, as well as to their energy repercussions, which may allow the energy rating to move up at least one level in the scale of energy ratings, should the owners of the property decide to follow said measures.
5.- Date of the visit to the building and description of the tests and inspections carried out by the competent professional.
When do I need an Energy Efficiency Certificate?
An Energy Efficiency Certificate is necessary in order to sell, rent or grant use of a property, whether it is a first conveyance or not (except in cases of exoneration foreseen by the current legislation). Therefore, garages, for instance, do require an Energy Efficiency Certificate.

If my property does not have an Energy Efficiency Certificate, must I obtain it?
If you wish to convey, sell, rent or grant use of your property you must obtain the Energy Efficiency Certificate.

Does the certificate expire?
Generally, the certificate is valid for 10 years.
